Tom Las Vegas is back with some breaking news about Nevada&#8217;s foreclosure market. Looks like we may be in for a flood of foreclosure inventory in the coming months.<br />

<p>If you have been following my postings for any time, you know that I have strongly believed there is lots of SHADOW INVENTORY out there.  As of January 2011, (our most recent statiscics, Las Vegas has a backlog of 33 months for our SHADOW INVENTORY.  This compares favorably with the national average of 49 months.  Below is an interesting article fron Inman News</p>
<p>It may take more than four years to clear the &#8220;shadow inventory&#8221; of distressed homes lurking on the sidelines in the U.S., a factor that&#8217;s likely to undermine real estate prices as the backlog clears, analysts at Standard &#038; Poor&#8217;s Ratings Services say.</p>
<p>At 49 months, the estimated time needed to clear shadow inventory at the end of the fourth quarter of 2010 was up 11 percent from the previous quarter and 40 percent from a year ago. With the lone exception of Miami, the months&#8217; supply of shadow inventory grew in almost all of the nation&#8217;s 20 largest metro markets.</p>
<p>But much of the increase in the estimated months needed to clear shadow inventory is due to the fact that it&#8217;s taking longer for lenders to liquidate distressed homes &#8212; not because the number of distressed properties is growing, analysts said. </p>
<p>Standard &#038; Poor&#8217;s defines shadow inventory as properties with borrowers who are 90 days or more delinquent on their mortgage payments, properties currently or recently in foreclosure, or properties that are real estate owned (REOs).</p>
<p>Although shadow inventory peaked in the first quarter of 2008, loans that are 90-plus-days delinquent and foreclosed properties are taking longer to become REOs. That&#8217;s once again lengthening the overall timeline for resolving troubled assets, Standard &#038; Poor&#8217;s analysts said.  .  (Inman News)</p>

<p>A California appeals court ruled that U.S. Bank reneged on an alleged earlier promise to negotiate a mortgage modification.  This is providing sufficient cause for the homeowner to sue the bank for fraud in a scathing ruling that contended the bank never had any intention of working with the homeowner.  I can just see the Court Rooms in a couple of months, as angry homeowners line the halls with similar complaints.  This may proof to be very, very interesting.</p>

<p>Hello to all of Las Vegas&#8217; finest! TomLasVegas is back! He has promised to bring us up to date Las Vegas Real Estate news!<br />
We have missed him! But he promises that he is back for good! Thank goodness.</p>
<p>While foreclosure activity increased from 2009 in 149 of the nation&#8217;s 206 metropolitan areas with a population of 200,000 or more, the metro areas with the 10 highest foreclosure rates all posted decreasing foreclosure activity from 2009</p>
<p>Sales of new single-family homes rose almost 18% in December 2010 to the highest rate since last spring, but builders in 2010 still suffered through their worst year since record-keeping began in 1963.</p>
<p>Sales jumped to an annual rate of 329,000 on a seasonally adjusted basis, with almost three-quarters taking place in the West, according to the Commerce Department. Economists polled by MarketWatch had predicted sales would rise to 299,000.</p>

<p>The U.S. Federal Reserve on Monday published a long list of rules outlining new requirements that will govern compensation to mortgage professionals and disclosures to borrowers regarding their home loans.</p>
<p>Among the new regulations are a ban on controversial yield spread premiums, and a stipulation that requires lenders to provide borrowers with a payment table, which includes a “worst case” scenario showing the maximum interest rate and mortgage payment they might see over the life of the loan.<!--more--><!-- Arkayne Cache: No --></p>

<p>How many deals ( and by deals I mean dollars ) have you lost due to buyers lack of lender approval?? I know this brings up traumatic images for you, my lovely ones, but you must face the reality that other options are now necessary. You must bring in the newer bigger guns.</p>
<p>One such option is, well The Option.</p>
<p>The Lease Option to Purchase!</p>

<p>I have a few tips for those brave enough to venture out into the world of new plumbing and Home Depot accounts! It&#8217;s not as scary as most people make it, but you do have to find honest contractors.</p>
<p>Yes Plural.</p>
<p>So here is where the fun begins!</p>
<p>If your not careful your Las Vegas fixer could turn into the money pit! It&#8217;s my experience that one version of bringing a house up to par and another are surprisingly quite different. As well as a what it would cost to say&#8230; Paint the house.</p>
<p>Or set this tile, patch the roof, or run electrical.</p>
<p>So since every contractor&#8217;s version of cost is so different&#8230;</p>
<p>You must first walk the property. Perhaps even with an expert eye to accompany you.</p>
<p>List all the needs and wants separately. Type up your list and ask each contractor to come in a bid separately on each item!</p>
<p>Now you can pick and choose who will do the cheapest most efficient job. You may also save so much money that you can do the extras you thought would put you over budget! ( That is why you bid out the extra &#8220;wants&#8221; along with your &#8220;needs&#8221;)</p>
<p>That&#8217;s it! That one trick will save you ten&#8217;s of thousands of dollars over your fix-up career! Really it sounds simple, but you would be surprised how much work is left off of a &#8220;total rehab job&#8221; quote and how much extra pad is placed in there by the average unscrupulous Las Vegas GC!</p>
<p>In real life, I actually had two contractors quote me OVER $10k to patch a roof that only needed new vent covers! Total actual job cost&#8230; $200.00!!!</p>

<p>PS. I am writing to you over the deafening sound of a jack hammer. These poor people are completely tearing up a pool that was put into expansive soil.</p>

The people I hear spent over 100K on their yard and were NEVER able to even fill the pool before it started to sink! <h1><strong>WILL THE DOLLAR   FALL??</strong></h1>
<p>This e-mail is to my “<em>financially focused</em>” friends.    Many of you already follow me on the BLOG, <strong><a href="http://thepropertylover.com" target="_self">The Property Lover</a>…I am <em>Tom LasVegas. </em></strong></p>

<p style="text-align: justify;">You may also  recognize that I consider myself a “shirt-tail-economist.” Thus, I will debate the question, <strong>Will The Dollar Drop   Further. </strong>As you probably already know, the U.S. Greenback   has been rising against all foreign currencies in recent weeks.  Is this   good in the long-term or not?  My feeling is that the good ole  Greenback   will need to fall within the next 6 to 12 months to keep our exporting  goods   competitive on the foreign markets.  As the U.S. dollar strengthens,  it   makes products produced in the  United States more   expensive.  With the world economy mired in quick-sand, this is not a   good strategy for our American manufacturing plants nor employees.  If   the U.S. Dollar is allowed to strengthen against the world currencies, it   could trigger yet further economic declines.  The  United States    cannot afford to sink further economically.</p>
<p style="text-align: justify;">I have prepared a  graph (found below)   which speaks for itself.  Clearly the U.S. Dollar must fall further,  if   even just “barely”.  I am anxious to hear your opinions.    Some of the best will be published on the BLOG, <strong><a href="http://thepropertylover.com" target="_self">The Property Lover</a>.</strong></p>
